If you are building a new house and want every room to be perfectly quiet, the first question you often hear from technicians and contractors is, "Should the bricks be laid thicker?"

However, laying thicker bricks means lost usable space, increased budget, and longer construction time. For this private Villa house in Sukhumvit 49, the homeowner wanted a smarter solution.



Project brief

Baan Sukhumvit 49 is a newly built two-story private residence where the homeowner meticulously planned every detail from the outset. One of the main requirements was to soundproof every room in the house, ensuring maximum privacy for each space, whether it's a bedroom, an office, or a relaxation area.

A crucial requirement was not to add any internal brickwork, as the homeowner wanted to preserve the usable space and the aesthetic of the design. Since the building's perimeter structure was already concrete walls, the challenge became how to enhance soundproofing efficiency in all rooms without significantly increasing the weight and thickness of the walls.



 



Selected Solution

Trandar presented the Trandar HitechWall TSIS53, TSIS48 system, which is a dry construction soundproofing wall system that does not require bricklaying. It works by installing metal frames and layered soundproofing materials, providing highly effective sound blocking capabilities.


For the existing concrete perimeter walls, the Trandar HitechWall TSIS53, TSIS48 system was installed on the interior to increase the STC value, allowing the walls to achieve the desired level of soundproofing without needing to modify or demolish the original structure. For all newly constructed interior partition walls, the Trandar HitechWall TSIS53, TSIS48 system was used instead of bricklaying, resulting in faster and cleaner construction, and more precise control over soundproofing quality.







The result is that every room in this house has a consistent level of soundproofing on both floors. Whether music is played in an upstairs bedroom, the sound does not leak down to the ground floor. Whether talking on the phone in the office, the sound does not disturb adjacent rooms.






Why HitechWall was chosen over bricklaying

Making bricks thicker is a long-standing method, but it has limitations that many overlook. Brick walls do not inherently possess sufficient soundproofing properties for a private residence, as sound can easily transmit through solid materials. Therefore, simply increasing thickness does not directly solve the problem.

Trandar HitechWall TSIS53, TSIS48 is specifically designed to solve this problem. Utilizing the principle of decoupling, which prevents sound transmission through the wall structure, combined with materials possessing damping and absorption properties, it achieves high soundproofing values with significantly less wall thickness compared to traditional bricklaying.




 

 



The Results

Baan Sukhumvit 49 is a clear example of how a new house, with acoustic planning from the outset, yields completely different results.

Every room in the house enjoys true privacy. The homeowner gained usable space that was not encroached upon by thick brick walls.

And construction was completed on schedule without additional wet work from bricklaying.
